The Challenge
ARCADIS AYH are providing a full Cost Consultancy and CDM Co-ordination service for the redevelopment of the Old Goods Yard Site adjacent to Paddington Station in West London, from site purchase through to completion of construction. ARCADIS AYH's challenge to the project team based on the 40 acre site, was the restraints on all sides (Railway, A40(M) Westway, Grand Union Canal and providing for the future Crossrail) since the Paddington Central development has been a major part of one of the largest regeneration projects in London. The Approach
Two-stage tender, CM approach under umbrella of JCT contract and with a partnering philosophy between client, consultants, contractor and major sub-contractors:
Phase 1: 450,000ft² Offices, 40,000 ft² Leisure, 70,000 ft² Retail and 210 Residential Units
Phase 2: 350,000ft² Offices, 200 Bedroom Hotel above a Crossrail tunnel box and transfer structure.
Future Phases: 800,000ft² Offices
The Result
The Project team is now fully secured within this redevelopment project; working with the client, consultants, contractor and major sub-contractors. ARCADIS AYH is creating Retail, Residential, Office and Leisure space to regenerate the area.
ARCADIS AYH completed Phase 1 on time and to budget whilst part of Phase 2 is now complete. ARCADIS AYH endeavours to continue exceeding client expectation on the future phases of the development.
